Mortgage Rates – December 12, 2025

This week marked another quarter basis point cut from the Federal Reserve which was widely expected by industry professionals. This means that mortgage rates being advertised by the nations top lenders were already pricing in the rate cut so don’t expect a sub 6% interest rate in the near term. Still, we did trend down a bit from last weeks update.

Rates for Friday, December 12th are averaging 6.29 for a 30 year and 5.59 for a 15 year. The next couple weeks should be relatively quiet barring any large financial news.

Looking into 2026, Fannie Mae is expecting a 5.9% average interest rate, but the Mortgage Bankers Association thinks 6.4% is more likely. Thursday, Realtor.com reported that the average forecast rate for the end of 2026 at 6.2%.
