Mortgage Rates – February 21, 2026

Rates continue to drop as we head towards the spring home buying season which is great news for potential home buyers and folks eager to refinance from last years 7% rates. As of February 21st, averages are 6.10 for a 30 year and 5.50 for a 15 year.
The next Fed meeting is being held March 17th and the prediction for rate cuts is changing by the day. Markets will certainly digest the SCOTUS tariff decision as well as concerning inflation and GDP figures from Friday which may give us clues in the week ahead.
Two months in, it appears forecasts were conservative. Fannie Mae expected a 5.9% average interest rate, but the Mortgage Bankers Association pegged 6.4% .
